Commercial lettings
Typically a percentage of the first year's rent, payable only once we've secured a suitable tenant and the lease is signed. No upfront fees, no marketing costs passed on. If we don't let it, you don't pay.
Full management
A percentage of rent collected, billed monthly. The exact percentage depends on portfolio size, asset type and service scope — agreed upfront and documented in our management agreement. What's included is always clearly defined.
Portfolio management
Scaled fees for multi-asset portfolios, reflecting the additional strategic oversight and reporting. Usually a blend of management percentage plus a modest flat reporting fee.
Bespoke engagements
Fixed fee or time-and-materials, agreed before we start. Used for one-off projects like portfolio audits, lease restructuring, dispute resolution, or pre-sale preparation.
What we don't charge for
- The initial portfolio audit — always free, always no obligation
- Setup or onboarding fees
- Viewing fees or marketing retainers
- Surprise "extras" mid-engagement — any change in scope is agreed in writing first
Our fee promise
